Causes of Gentrification
Supply of Jobs and Housing in Urban Regions
Industrial jobs accelerated the economic development of several large cities. Most individuals found it convenient to settle near urban centers to be close to their places of work, increasing property values. However, between the 1960s and 1970s, most manufacturers moved from inner cities, and most people left the towns for the less populated suburban housing improvements on the outskirts. The residential regions in the cities then became older, less desirable, and the value of assets dropped. Eventually, conversely, there reached a situation where the massive availability of vacant and cheap houses together with a new desire in urban areas attracted industrial investment in the neighborhoods. The regions, thus, became more attractive for new businesses and inhabitants, accelerating gentrification (“Gentrification”).
Demographic Factors
In the turn of the 21st century, a growing number of youthful, educated, upwardly transportable employees have abandoned the long-time traveling from distant outskirts to live in the urban areas close to professional jobs in the growing service, technology, and financial industries. Most young couples with dual income looking forward to creating families have chosen the cultural attractions, diversity, and convenience of urban lifestyle. In some towns, gentrification issues the neighborhoods with a particular character that entices a given group of new inhabitants including families, high-tech workers, artists, or wealthy affiliates of the LGBT community (“Gentrification”).

Government Policies
Government strategies such as issuing favorable mortgage deals for individuals who buy homes in regions with low incomes or tax inducements for persons who purchase homes for the first time inspire investment in city regions.
